This is for those individuals who just want help searching and short listing suitable properties without having to contact dozens of estate and rental agencies.

Includes;

Full search on the internet including estate agents sites and private selling sites
Registering your details with local agents on your behalf (saving you time and hassle)
Receive all the details from the estate agents on your behalf and only send you select properties that most closely match your criteria.

These include;

Investment Properties
Preview Services; We will view any property on your behalf and provide an unbiased suitability report based on your requirements including digital pictures whenever possible. This is an excellent service to use if you have sourced a property but for whatever reason are unable to view it in person.
Land Purchasing
Orientation Tours; Accompanied tour of up to three areas, includes preview of up-to 3 properties, advice on all local information and property market conditions. This tour is ideal for those considering relocation. As with the Virtual Local Area Tours, the Orientation Tours are tailored to meet your requirements. Maximum number of people on anyone tour is 3. Children often get bored of sitting in cars and been driven round houses all day!, If you have children that you need to bring with you, childcare maybe arranged at a local registered children's play centre, even on a Saturday and Sunday up-to 4pm. All that is need is one weeks notice to register the children.

Corporate Relocation;

Quotations for corporate relocation are available on request and will be on an individual basis depending on your companies’ requirements.

Fee's

Our Fees Explained

Because our services are quoted on an individual basis and are designed therefore to be flexible and to meet your precise needs, we quote all clients individually before commencing any work. However the following gives indicative costs of the basic services.

Registration

If you are purchasing a property, there is an initial registration fee of £350 (inclusive of VAT). The initial registration fee retains our services for 26 weeks. If you wish to renew for a further period of 26 weeks a fee of £100 will be payable, subject to agreement by both parties this fee is deducatable from the finders fee.

If you are renting a property, there is an initial registration fee of £150 (inclusive of VAT). The initial fee retains our services for 6 weeks. If you wish to renew for a further period of 6 weeks a fee of £100 will be payable, subject to agreement by both parties.

The registration fee covers our first 150 miles of travel on your behalf. Additional mileage is charged at 25p per mile.

Finder's Fee

Once you have exchanged contracts on a property that we have proposed to you, you pay us the finders fee. As each client is quoted individually this ranges, but an average fee will be around 0.75% of the price of the property paid for the final negotiated price not the advertised fee.

Remember - we could save you money by negotiating the best price for you using our local market knowledge. We could end up saving you more than the fees you pay us

For each rented property the finder’s fee is one month’s rent (or equivalent).

Unlike our competitors, we dont charge for these, this is covered in your fee schedual

Area Report

The price of these depends on the area covered. We will be happy to quote you for a specific location or area. As a guide, a pack covering a single town such as Leeds would cost around £45, one covering the whole of Leeds or Wakefield around £75.
